03 · Planning position

Planning permission and Section 106 agreement.

Full planning permission was granted for the Richmond Gardens development, allowing 211 new homes, commercial space and associated improvements to the car park and surrounding area.

The scheme has no on-site affordable-housing allocation. The Section 106 agreement contains an early-stage viability review, under which a capped commuted sum may become payable instead.

The agreement states that no greater financial contributions are payable beyond those expressly provided for in the deed. The disclosed obligations comprise biodiversity, car-club, CCTV, Dorset Heathlands and public-realm contributions, together with highway works; indexation, interest and the conditional affordable-housing review still apply.
